From beachside condos to sprawling estates, the year delivered a mix of record-breaking sales, strategic flips, and a shifting inventory landscape that kept agents and buyers on their toes.

Market Momentum and Shifting Tides

The year saw over 195 homes sold in Montecito’s 93108 zip code, a strong showing by any measure. While some listings lingered or quietly exited the market, others sparked bidding wars and closed with gusto. The luxury sector—often its own beast—showed signs of leveling off, but continued to drive the upper end of the market.

Inventory began to rise toward year-end, hinting at a return to more normalized conditions. Buyers reemerged, sellers listed with renewed confidence, and the rhythm of transactions picked up across Montecito, Hope Ranch, and Goleta.

Price Points and Performance

Here’s how the year’s sales broke down:

· 33 homes sold for over $10M, ranging from Miramar beachfront shacks to 20+ acre estates.

· 20 homes closed between $8M–$10M, often securing the coveted trifecta: pool, tennis court, and guest house.

· 30+ homes sold in the $5M–$8M range, Montecito’s sweet spot for lifestyle and amenities.

· 100 homes sold for less than $3M, now considered entry-level, a category once reserved for condos.

· 12 homes under $3M were mostly condos or smaller fixers.

School Districts and Lifestyle Anchors

Homes within the Montecito Union School District continued to command premium pricing, with buyers prioritizing location, lifestyle, and long-term value. Gated communities like Ennisbrook and beachfront enclaves like Bonnymede offered turnkey living with tennis, pools, and walkability.
